How long does a home inspection take? 

A home inspection typically takes approx 2.5 to 4 hours depending on the condition of the home, the age and the size.  If anyone tells you that the inspection takes no more than 2 hours I would question their reliability and most of all their intentions.  If a real estate agent tells you that an inspection only takes 1.5 to 2 hours and they refer an inspector too you that does the job quick, DO NOT take the chance and get on the net and find your own inspector.

Do the clients attend the inspection?

We only inspect homes when the client is there for the inspection.   I refuse to inspect a home without the buyer.  The buyer can see what I inspect and how thorough I am.  It is also important for the client to understand the home and see where the problems are.  I also walk through the inspection with the client and give tips and instructions on maintaining the home.  We encourage our clients to ask us questions and write down details for future reference.

How much does it cost?

An inspection for a detached home or semi detached home typically starts at $325.  A condo starts at $225 and a town home starts at $275.  The pricing varies on location, size and age.   Information on home inspection costs can be found here…

When do you provide the report?

I provide the option of a onsite report or a detailed electronic report with pictures within 24-48 hours of the inspection.

What do you include in your cost?

I include a written report, a complimentary home maintenance manual and dvd, images of deficiencies, email support for clients should you have any questions on maintaining your home after the inspection.  Most of all we donate $1 from each inspection to cancer research.

I am buying a new home do I need an inspection?

Even new homes have problems and having a qualified home inspector inspect the home during your PDI will assist you to find the deficiencies and understand how to maintain your new home.  Home Inspectors know what to look for.  As an example I get down on my knees and check the hook ups of a gas fireplace to ensure that it is connected and connected correctly.  Most home buyers do not know what to look for.   Did you know that the builders power wash the basement before the inspection?  When they do that you can’t see if there are any cracks or leaks anywhere.   My suggestion is to request them not to power wash the basement until after the inspection so you can see if there are any leaks anywhere.  The basement will have typical settlement cracks so you do not need to worry about every crack you see however some cracks are a cause for concern and an inspector can help you see if there are any current problems at time of inspection.  We cannot see into the future and we are not psychic however we can pick up on current problems and sometimes future problems.

Can I hire you for handyman services?

NO Home Inspector should provide you with handyman services after the inspection. I follow the International Association of Certified Home Inspectors code of ethics which means I do not provide any handyman services to my home inspection clients.

Do you do Inspections at night time?

I only do inspections in daylight to avoid missing vital components of the exterior of the house.  As long as there is day light during the exterior part of the inspection I can do inspections in the evening.  For example:  In the summer it is daylight outside until after 8 pm.  I start with the exterior and make my way in which means that the exterior will be done during day light hours.  I would suggest the latest time to do the exterior is 6pm and make my way to the inside of the home once the exterior is complete. Depending on the size of the home a standard inspection normally takes approx. 3 hours.  Infrared inspections take anywhere from 3-4 hours.
